Chimneys: All chimneys inspected, cleaned, and repaired as necessary by Miller’s Chimney. All masonry work warranted for 10 years (see attached inspection report). Ductwork: All ductwork and all four air handling units cleaned by Ductz of CMA. Roofs: All roofs inspected. MS One Step high performance elastomeric coating installed on flat roof installed in 2013. This is a high tech product recommended as the most resistant to ponding water. Product is manufactured by ITW Polymers Sealants and was installed by Masterpiece Painting (see attached product info). Gutters/Downspouts: All gutters and downspouts were inspected. All new gutters and downspouts installed on flat roof addition by Action Vacuum Gutter Cleaning and Handyman Service in July 2013. Crawl Spaces: An upgraded 10 mil poly vapor barrier was installed in all crawl spaces by Ardmore Exterminating Corporation in 2013. Barriers were carried up foundation walls to at least soil level and access panels and doors were upgraded/insulated as needed. Decks/Pier: All deck surfaces were power washed and resealed in 2013. Painting: All surfaces inside and out have been either fully repainted or touched up by Masterpiece Painting; in 2013. Wood Floors: All wood floors were either professionally cleaned or refinished by Elite Hardwood Flooring, Inc. in 2013. Well & Septic: One 180’ well services structures, and one 40’ shallow well services the grounds. Both wells have been inspected and the drinking well certified by Accurate Environmental Consulting. The two septic fields that service the main house were also inspected by AEC and recommendations made for work needed to bring the septic systems up to standard. (Note: Both septic systems were completely redone in 1999 by Riviera Isles. The larger field is adjacent to the kitchen and services the entire house with the exception of the master bath. The smaller septic system is behind the pool house and services the master bath and pool house.) This work was completed by Scardina Septic and included pumping both tanks, jetting both fields and chemically treating the larger field. Scardina was unable to certify the systems because there was not enough in the tanks when the work was done to test. The report of work done is attached. Note: The home inspection completed by Dallmus Norris in 1996 recommended the testing of an underground storage tank to determine if any leakage had occurred. A Phase II Soil Boring Project completed by Ecodeme Group, Ltd. in 1996 concluded “Based on the analysis of the samples collected, Ecodeme is of the opinion the UST has not adversely affected the environmental condition of the above referenced property” (see attached).
