GUEST RESPONSIBILITIES AT CHECKOUT We want your family to have the time of your lives while also remembering that The Ever After Estate is a REAL home lived in by a REAL family and YOU are responsible for caring for EVERY item while you rent it! At minimum, have an introductory talk with everyone in your group and stress the importance of taking care when handling our games, videos, etc; Encourage everyone in your group to report anything they accidentally lose or break. If we already KNOW what has broken we can help keep costs down! (It takes time/labor, etc; to track down unreported broken issues & items!) Usually, having a “first day” talk with everyone in your group helps ensure they respect our home and take care of it while enjoying!
*Prior to checkout, be sure to: 1. Wash all of your dishes and put them back in their PROPER/labeled cabinets & drawers. 2. Remove ALL trash from outside. This includes cigarettes, debris, beverage cans & bottles, etc; If we have to hire people to come in at the last minute and spend hours picking up outdoor trash, it can get pricey! 3. Secure ALL of your trash in tied garbage bags and place them in the dumpster at the trash bin near the estate’s front gate. There are a couple of extra county trash cans there if you need more room BUT IF YOU USE THOSE TRASH CANS, YOU MUST MOVE THEM CURBSIDE FOR COLLECTION EITHER ON TUESDAY NIGHT OR THE MORNING YOU LEAVE (IF YOU DO NOT LEAVE ON A WEDNESDAY, IN WHICH CASE YOU WOULD STILL MOVE THEM OUT ON TUESDAY NIGHT). You are responsible for any loose trash that dirties the dumpster or the surrounding grounds. Fees to clean scattered trash will be applied to your security deposit so PLEASE MAKE SURE ALL TRASH IS IN TIED, SECURE BAGS AND COVERED. 4. Make sure ALL DVDs, video games, board games (and their PIECES), etc; have been returned to the proper locations in the proper rooms. Check with all of your guests to make sure they haven’t mixed up any of our movies or video games with their own. 4. Make sure any furniture you moved – including pool/patio furniture is returned to where you originally found it. (It helps to take a photo before you move it!)
5. Set all thermostats to 78 degrees and turn OFF the A/C wall unit in the pool bathroom and in the loft game room with skeeball.

GENERAL INFORMATION ALL SHOULD READ! Keys > You will be given separate keys for the main house, guest house, office/gym, and theater/entertainment house.
Garages > You will be given a “clicker” to open the gate and garage doors. Garage doors may also be open/closed via the light switch high on the wall near the garage-to-house entry/exit door.
Gate > You may open and close the main gate with the code 5734 OR* with your garage door style opener/clicker. If you miskey a code, wait…press the *key –and re-enter. If you wish to KEEP THE GATE OPEN, enter 0115 and hold down that last “5” for 2-3 seconds. You’ll hear “ENTER COMMAND.” Press “1.” This will lock the gate open. Prior to checkout, please repeat that same process to close the gate.
Remove your shoes before entering any building. Smoke ONLY outside (Smoking indoors will result in a substantial deduction from your security dep). BUTTS MUST NOT BE LEFT IN LANDSCAPE!
Gratuities… are optional. Independent teams do work very hard preparing the estate prior to your arrival and after your departure. A $100-$200 gratuity is customary and appreciated though certainly not required. You’ll find a gratuity envelope in the main house kitchen along with a form/option to give a gratuity by cc card if you prefer.
Please… Do NOT use treehouse, trampoline, zipline, fireplaces, or popcorn machine. Do not allow children near marsh, treehouse, pool, or playgrounds without adult supervision. Keep all doors to outside closed at all times to avoid wildlife intrusion.

Golf Cart Only licensed drivers over the age of 16 are permitted to use the golf cart. For your safety, please drive it SLOWLY over bumps. Keep it AWAY from public roads (only use on our property)…Please only charge it OUTDOORS or briefly with garage door OPENED. Use it only for transportation – Do not make sharp turns or use it to “joy ride.” The Golf Cart is not a guaranteed amenity. If it has trouble during your stay, we may not be able to remedy it prior to checkout.

USING OUR AUDIO/VIDEO EQUIPMENT AN OVERVIEW: Audio & Video Indoors Or Poolside
There are two Yamaha receivers. The one on the LEFT side controls the INDOOR equipment and the one on the RIGHT side controls the OUTDOOR equipment. There are also two all-in-one remote controls; One for each receiver. One is labeled “OUTDOOR” and uses AA batteries and the other has a charger base sitting near the receivers.
1. Each remote has a POWER button to turn the system on/off. 2. If you want to SEE something on the TV screen, then press the WATCH button and then select your input using the buttons with the little circles in them. 3. If you want only to HEAR something i.e. Pandora Radio, your own device, etc;, then press the LISTEN button and then select your input using the buttons with the little circles in them. 4. Select the equipment you wish to use [i.e. Blu-Ray, Playstation, etc;]. The AMP should turn on within 2-3 seconds and adjust to the proper setting for your chosen device to find the proper setting. NOTE: You may need to manually power on devices like the Playstation/X-Box but the remote will still handle the changing of inputs, volume control, etc; 5. Please be sure to charge X-box and Playstation controllers when not in use. Their charging stations are located on the ledge behind the decorative popcorn machine. 6. Note - you can stream movies via Netflix through the Playstation, etc;
To Play Music From Your Device Via *Wire* 1. Locate the AV cable near the front of indoor or outdoor receiver and plug it into the headphone jack of your device. (The cable on the left side rack is for indoor sound, the one on the right is for outdoor sound) 2. To play it indoors, select “LISTEN” on the remote and then select MP3. Now you will hear whatever you play on your device through the house speakers downstairs.

3. To play wired* music from your device outdoors, use the “MAIN” button on the Outdoor remote to toggle to the home screen and then select “CD” 4. NOTE: You can play music UPSTAIRS by manually turning on ZONE 2 via the ZONE 2 button on the front of the indoor* Yamaha receiver. Volume control knobs can be found next to the grandfather clock in the living room and to your right as you enter the master bedroom. You can also control Zone 2/Upstairs (or downstairs) wirelessly as follows…
To Play Music From Your Device Wirelessly To play wirelessly from an Iphone/I-Device: 1. 2. 3. 4.
Connect your device Ever After Wi-Fi On your device, begin playing the music you wish to hear Swipe up from the bottom of the screen and choose AIRPLAY Select “HOUSE” or “POOL” (you may need to wait an extra second or two for both to appear as options) 5. Adjust volume on your device and on the Yamaha receiver (left side for House receiver, right side for Pool receiver)—You may need to press “PLAY” once more on your device 6. *ALTERNATIVELY, you can download the free app AV CONTROLLER by Yamaha from the Itunes app store. Launch it while connected to Ever After wi-fi and you’ll be able to control the pool/house independently. Use the INPUT icon at the bottom of the screen to choose from Radio, Pandora, your own song files, etc; (Press the MUSIC NOTES in the upper right instead of INPUT to view a list of playable songs already on your device) 7. NOTE: Using the app mentioned in #6 or using the Master remote, you can also select ZONE—to choose to play any input UPSTAIRS (living room and master bedroom)… The App clearly labels the zone as “UPSTAIRS” and the All-in-one remote control refers to it as “Zone 2”—You can control volume and input independently for zone 2-and also by using the volume dial knobs on the wall of the living room near the Grandfather clock or the wall of the master bedroom to the right of the TV To play wirelessly from an Android or other device: *Follow step 6 above (download the AV Controller app by Yamaha)
Watching Movies/TV Outside
Be sure to power on the receiver using the Outdoor remote
Selecting any input that includes VIDEO (ie DVD or Direct TV) should make the screen automatically drop down. (Remember: Select “CD” to if you only want to play music --from your own device once plugged in-and aren’t trying to watch a movie!)
There’s a silver/metal toggle switch on the little “hut” building in front of the pool (the one w/ the large “G”). Flip the switch to raise the projector.
There should be an amber light on the projector. Hold the button near it down for 3-4 seconds and it will then turn green and enable to projector to warm-up over the next 1-2 minutes. Be sure to use the

same button to power the projector back down when not in use. *If the amber light is NOT lit, then use the black on/off power switch at the rear of the projector first.
Powering off the Yamaha receiver or selection a non-video input, will auto raise the screen.
*You may need to maneuver/adjust the projector into position and adjust the focus wheel.
*Please Return ALL Movies, Controllers, and Remotes To Their Proper Locations
Master Bedroom Audio/Video/TV 1. Using the bedroom’s all-in-one master remote, turn on the green power button and then select “SYSTEM ON.” (Note: It’s NOT a touch screen remote, you’ll need to use the buttons to the left and right of the screen to make selections). 2. Choose your input 3. As long as you select Playstation 3, Satellite TV, or DVD/Blu-Ray, you’ll be able to control volume, channels etc; w/ the remote. If you plug in your own external device (i.e. streaming TV), you may need to use the separate TV remote to control volume as you’ll then be using the TV’s internal speakers rather than the Bose system. *Please remember that you may need to aim the control over the foot of the bed and down low in order to get a response from some of the equipment.
Movie Theater Lights: Open the door to enter the theater. Behind the door, you’ll see a black panel on the wall. Each button on this panel will set the lights differently. You can also dim or undim the lights with the remote control.
Equipment: Use the all in one remote and click WATCH A DVD. The projector should turn on and begin to warm up (warm up takes approx. 2 minutes). You may now choose DIRECT TV/DVD/WII/XBOX or PS3 to select your desired input/machine. If you choose WII, Xbox, or PS3, a screen on the remote will ask you “when” you wish to use the item; choose “NOW” and wait just a few seconds for the amp to switch over to your selection. You may need to manually turn on the DVD player before inserting a DISC. When finished, choose SYSTEM OFF and point the remote to the projector and it should turn off all of the equipment except any video game you might have been playing. NOTE: To avoid restocking/rewiring fees and to help out our next guest, please return all game controllers to their chargers, ALL games to the game closet in the “chalkboard room,” ALL games/wires as you found them, and ALL movies back to the main house library in their proper place. There are security deposit fees for rewiring/re-stocking as this requires time/service calls, etc;.
Gym / Fitness Room Turn on the amplifier [bottom of equipment rack]..Set it to DVD to play DVDs *OR* VHS tapes in the DVD/VHS player by turning the FUNCTION knob near its left side. Turn on the DVD/VCR. Turn the plasma TV screen power ON [the television is attached to the mirrored wall]. Make sure the television itself is on AV1 as its input. Notes & Tips RE: Operating Arcade Machines Star Wars Trilogy & Crazy Taxi Games (Main House) - a wall light switch turns the power to Star Wars & Crazy Taxi on/off. If it doesn’t seem to work, check the power strip on the floor between them. If no screen content appears on the Star Wars machine, check the connection INTO the machine located where the monitor meets the separate sit down/game play piece. Ms. Pac-Man/Galaga Machine (Main House) - Controlled by the power switch to the left of the arcade closet. This machine actually plays about 60 classic games from the 1980s. Select 1 or 2 players and then use the joystick to pick a game--- once again, then selecting 1 or 2 players. If the screen goes black after some time, turn the machine off for 30 seconds and then back on. Air Hockey (Main House) – Plug it in and press the red button. After the countdown, the game will begin. 7 points wins! Fortune Teller (Main House) – As long as the machine is plugged in to the correct outlet, the light switch behind it will power it on/off. There’s 2 quarters inside—Re-insert them into the coin slot to have your fortune read. Please return any cards you do not wish to keep to the machine. You’ll also find a volume control knob inside the cabinet above the coin box. Penny Press (Main House) – Insert ONE penny at a time. Wait 5-10 seconds and it will begin pressing it. Please do NOT insert any more pennies until it’s done pressing. Arcade Legends & Pinball Machines (Theater Building) – These are powered on from the surge protector strip on the floor under the NBA Pinball machine. If that doesn’t work, you’ll find the on/off toggle switches for each pinball machine when you feel around the bottom of the machine closest to where you’d stand while playing. The on/off switch for Arcade Legends can be found at its top/right corner. Skeeball – There’s a small labeled button that starts the machine. Be sure all children (and adults!) KNOW NOT TO THROW THE SKEEBALLS ANYWHERE BUT IN THE MACHINE’S LANE!! Please unplug skeeball when not in use. Pinballs/Arcade Legends (Theater Building) – You can turn these on/off via the surge protector power switch on the ground OR use the toggle switches under the belly of each pinball machine and the power switch on the top/back right corner of Arcade Legends.
NOTE: TO TURN ON THE MOVIE POSTER LIGHTING IN THE MAIN HOUSE ARCADE, USE THE LIGHT SWITCHES TO YOUR LEFT ON THE INSIDE WALL OF THAT ROOM’S CLOSET…

MISCELLANEOUS ITEMS Main House Kitchen Stoves The stoves (and the oven) run on gas. Turn any stove top burner dial to LIGHT and listen for the click; After several clicks, the burner should light. Immediately, turn it AWAY from light to stop the clicking/gas. If you have any significant problems with the gas or suspect a leak, please call 1-800-AMERIGAS. Our account number ends in 2073. Note: Occassionally, one or more stove burners may not light; If the clicking noise continues several seconds without a flame, simply switch to a different/separate burner.
WARNING: If your cooking creates excessive smoke, open the screen windows to the left & right of the main sink and turn on the ceiling fan. In extreme cases, you may need to open a door to the screen porch as well (but stay in the kitchen area to help stop pests/animals from getting in as they sometimes* make it onto the screened porch)
Climate Control Main House - There is a separate thermostat for upstairs/downstairs. One is located in the downstairs hallway to the right of the double-door arcade entry and the other is almost directly above it on the second level. Please set climate to 78 degrees when you check out.
Guest House – ONE thermostat controls both sides of the building. It’s located to the left of the living room television. Please set climate to 78 degrees when you check out. Theater Building – One thermostat controls all downstairs areas. It’s located in the hallway between the Egyptian & Rainforest Bedrooms. We’ve noticed that it tends to be about 1-1.5 degrees warmer in the movie theater so if you plan to be in there on a warm day, you may want to adjust temperature accordingly. The remote control next to the wall unit controls AC in the skeeball room. To get a good reading, you should aim the remote towards the bottom of the AC unit. Please set downstairs to 78 degrees when you check out and turn OFF upstairs unit.

USE OF COMPUTERS Access to Ever After Wifi is free and open. There is a desktop computer in the chalk room of theater building and another in the library/study room of the guest house. Log in to either as guest. *We are not responsible for content already on computers left by previous guests. If you are concerned about what children might view, we suggest having a parent present and/or pre-screen the computer prior to use.
Grill Should be used ONLY be an adult. Make sure the gas under the grill is turned on [turn the gas can’s faucet all the way towards ON. Turn burners to LIGHT. Close the lid and press the igniters in for a few seconds until the clicking starts the grill and then turn knobs away from LIGHT. Do not put your face over the grill at any time! Please make sure you TURN THE GRILL AND THE GAS BELOW THE GRILL OFF WHEN FINISHED. Each guest is supplied at least 1 full gas tank. If you run out, you can get the tank re-filled at ACE Hardware on 50 in Groveland or ACE Hardware on 50 in Clermont.

THE POOL & SPA To switch from POOL to JACUZZI/HOT TUB, push the SPA button on the AQUA LINK control panel in the downstairs living room. To heat the Jacuzzi, simply press the HEATER button while in spa mode. Optionally, you can also press BLOWER for Jacuzzi jets. Turn the hot tub off AND THE HEATER OFF when you’re finished using them but note, the spa motor itself will automatically turn itself off after 2 hours (1 hour for the blower) if not done so manually.
Pool With Slide - Light “FILTER PUMP” and “WATERFALL” - MAKE SURE ALL OTHER LIGHTS ARE OFF THE “WATERFALL” BUTTON CONTROLS THE WATERSLIDE AND THE “FILTER PUMP” BUTTON CONTROLS THE POOL PUMP/MAIN WATERFALLS. **TURN OFF BLOWER WHEN NOT IN USE**
Spa/Hot Tub (Slide Optional) - Light “FILTER PUMP” and “SPA” (“WATERFALL” (aka” Slide”) optional) - Turn on the HEATERS button. It will take about 15-30 minutes to heat up; depending on its starting temperature-averaging about a 1 degree increase every 2 minutes or so in most climates. (It takes longer to heat during “cold” winter days)…
Optional: Using the Aqualink Control Panel, turn on “BLOWER” for bubbles (AFTER* you’ve achieved desired spa temp) Remember, spa heating is FREE but pool heating carries a $29/day fee and must be formally requested. If you ARE using pool heat, please remember the unit can only heat the Spa OR the pool so during the time you’re heating the spa, the pool may lose some heat but unless it’s unusually cold out and/or you use the spa for many hours--- you probably won’t lose much pool heat. BE SURE TO TURN OFF THE”HEATERS” BUTTON WHEN DONE WITH THE SPA.

CAROUSEL HORSES
Carousel Horse In Front Of Main House Plug in. Open box—Behind coin slot, press the green SERVICE button… STAND CLEAR OF THE MACHINE ONCE IT BEGINS TO MOVE. ALSO AVOID HAVING CHILDREN PUT THEIR FINGERS/HANDS/FEET NEAR ANY MOVING PARTS. To stop the ride, press the red STOP button near the top. Please UNPLUG carousel when not in use and stow plug UNDER the gazebo roof.
Carousel Horse on Side Of Main House (By Pool Table) Plug in. Press the little start button. Should start automatically – Please UNPLUG carousel when not in use and stow plug UNDER the gazebo roof. STAND CLEAR OF THE MACHINE ONCE IT BEGINS TO MOVE. ALSO AVOID HAVING CHILDREN PUT THEIR FINGERS/HANDS/FEET NEAR ANY MOVING PARTS.

Remove the quarter from the tray and re-insert it via the coin/pay slot… OR press the coin level shown in our help video a couple of times and then use the green start button. STAND CLEAR OF THE MACHINE ONCE IT BEGINS TO MOVE. ALSO AVOID HAVING CHILDREN PUT THEIR FINGERS/HANDS/FEET NEAR ANY MOVING PARTS. There are TWO red “STOP” buttons near the top of the ride, you will find that ONE of the two works correctly. (If not, simply unplug the carousel to stop it). Please UNPLUG carousel when not in use and stow plug UNDER the gazebo roof.

Useful Driving Directions Groveland - Groveland is a small “country” town with a few local eateries and very inexpensive, basic shopping. Exit our gate…drive to the end of Oak Island Lane and turn RIGHT onto 565A/Montevista Road. Go 3.2 miles and, at the stop sign, turn LEFT onto State Road 50… Drive 1-2 miles into Groveland.
Clermont – Clermont is a sprawling suburb with major chains. Drive to the end of Oak Island Lane and turn RIGHT onto 565A/Montevista Road. Go 3.2 miles and, at the stop sign, turn RIGHT onto State Road 50 and drive just a few miles into Clermont. MOST of the major centers are near the intersection of State Road 50 and U.S. Highway 27.. Try driving a little bit east of 27 and/or drive up and down on 27—3-5 miles North and South of 50…and you’ll find just about everything. Downtown Clermont has a scenic lakefront park and quaint shops. To access downtown, turn LEFT onto 8th Street..as you come into Clermont on State Road 50 from The Ever After Estate. On U.S. 27, you’ll also find the infamous Citrus Tower monument [elevator rides to the top are available] and a nearby wax museum. Further north is the Lake Ridge Winery---offering tours.
Walt Disney World – Disney World is simple to get to…Just take U.S. 27 South to 192 East…into Disney World...but there is a “shortcut” to get to a Southern point on 27 that will make your ride quicker: Drive to the end of Oak Island Lane and turn LEFT onto 565A/Montevista Road. Go approximately one mile until it ends and turn LEFT onto 565B…Follow 565B—It’ll become Log House Road, curve around..and come to a light. Turn left at the light onto LAKESHORE DRIVE. At a point, Lake Shore Drive will split/veer off to the left…but you’ll keep going straight ahead 5 more minutes..and that’ll bring you to U.S. 27 just south of Clermont. Turn RIGHT onto U.S. 27 South. Take it to U.S. 192 East…Take 192 into Disney World—and follow the signs for the particular park/attraction you’d like to visit.
Universal Studios – Drive to the end of Oak Island Lane. Turn right onto 565A/Montevista Road. Go 3.2 Miles to State Road 50. Turn RIGHT into 50 East…take 50 through and beyond Clermont to the FLORIDA TURNPIKE SOUTHBOUND. Take the Turnpike South to the exit for I-4.. Take I-4 West towards TAMPA—and get off at the exit for UNIVERSAL/follow signs.
Sea World - Drive to the end of Oak Island Lane. Turn right onto 565A/Montevista Road. Go 3.2 Miles to State Road 50. Turn RIGHT into 50 East…take 50 through and beyond Clermont to the FLORIDA TURNPIKE SOUTHBOUND. Take the Turnpike South to the exit for 528 West..Take 528 West to International Drive...Turn left at light onto International Drive.. Follow to SeaWorld.

ASIAN Akina’s – 4300 South U.S. Highway 27, Clermont, Florida, Excellent Japanese food, sushi, and other Asian specialties in a modern atmosphere. Ikaho Japanese – In the Burger King Publix Shopping Center right near the Estate on 50… Offers cooked Japanese (and other Asian) dishes as well as decent sushi. No hibachi tables. Robata – 1500 Oakley Seaver Drive, Clermont, Florida (Offers hibachi/teppan yaki, sit-down tables, and full sushi bar. Located by AT & T store—just off 50…east of U.S. 27 Fancy Sushi – In the Movie Theater / Clermont Regal Cinema Shopping Center on US 27 North near Olive Garden & Red Lobster.
AMERICAN Cheeser’s Palace – Only open for breakfast/lunch, 707 W. Montrose Street, Clermont FL 34711, a quaint café with great soups/salads/sandwiches/omlettes, etc; Jack’s Barbecue, 100 South U.S. Highway 27, Minneola, FL 34715 –Good southern BBQ served on plates over checkered table cloths. B B Brown’s Gardens – 11490 Montevista Road, Barely 5 minutes from the estate, this garden center is worth a quick visit for nature lovers.
Citrus Tower – Ride in an elevator to the top of this Florida landmark which, years ago, was pretty much the only building around here…surrounded by orange groves—On a clear day, you can see for miles from the observation deck—out to Orlando, Disney World, and more…Fun gift shop at bottom..Located on U.S. 27 just north of State Road 50 in Clermont.
Clermont Bowling – 4 West Gate Plaza, Clermont, FL 3471 – (Located really “on” 50—on your right—shortly after you enter Clermont- -coming from The Ever After Estate).. Also offers two-story LASER TAG on certain days/nights of the week and a video game arcade.
Cypress Cove Marina – CR 561 Clermont—About 5 minutes from The Estate- often offers boat rentals on the Clermont chain of lakes. If not, you may find some in and around Waterfront Park in Downtown Clermont.
