Cisterns or flush tanks for WC pans are designed for residential use and are not generally suitable for use in public and commercial buildings. Water saving: choice of flush 3L/6L. 147 Superior Endurance Mounting sanitary ware on frame systems offers certain advantages over traditional installations: • Space saving: Installing a wall hung WC pan in a service duct requires the same space as a traditional installation. • Adjusting the height: The height of the sanitary ware can be adjusted to suit the needs of a variety of users. E.g.: WC pan from 40 - 44cm for standard use and 48 - 50cm for users with reduced mobility. • Easy upkeep and guaranteed hygiene due to the space beneath the pan. However, certain users are always keen to test the durability of the sanitary ware in public toilets. Waste pipe leaks, broken ceramic, tiles cracked by movement by the frame system are all real reminders of the need for equipment specifically designed for the constraints of public and commercial places. The structure is made from epoxy-coated electro-galvanised steel, with a one-piece base with reinforced fixing to the ground via anchor fixings and wall-mounted fixing in line with the WC pan. Cisterns have a much longer flush period and refill time than direct flush (approx. 7 seconds). The coefficient of simultaneity is therefore different for direct flush. This calculation demonstrates that direct flush valves should not be calculated in the same way as other valves. With these coefficients of simultaneity, we can use pipe diameters for direct flush WCs that are relatively close to those of WCs with cisterns. Examples of pipe diameters for commercial facilities, as a function of the number of points-of-use • WC with cistern: - Base flow rate = 0.2 L / sec. 2 - High simultaneity: X-1 • WC with direct flush: - Base flow rate = 1 L / sec. - Low simultaneity: see table below. However, the direct flush valves are best suited to commercial facilities when compared to cisterns designed for domestic use. 154 Comparison of Direct Flush / Cistern Direct flush valves: suitable for intensive use in commercial buildings WC cisterns: designed for individual domestic use (unsuitable for intensive use) The cistern flush, designed for domestic use, is not designed to cope with the constraints of commercial buildings. The design is fragile (with a plastic mechanism) and they are a source of leaks which are not always noticed immediately because they are inaudible. Cisterns are the primary source of wasted water in the system. NB: a small leak = 250 m3/year, or £1,000 / year (excl. VAT) (Price of cold water per m3: £4/ m3 (excl. VAT).) Moreover, maintenance in commercial buildings is challenging: access and removal of the mechanism is difficult, frequent interventions, etc. Maintenance tasks can become difficult and costly, especially when there are a large number of installations, while the number of maintenance staff is declining. In addition, cisterns are sources of bacterial niches: the water in the tank is stagnant and can quickly contribute to the development of bacteria. How to overcome the disadvantages of cisterns in commercial buildings? Direct flush: designed specifically for intensive use The direct flush valve is designed specifically to overcome the problems experienced in highly frequented public facilities:  Resistant to vandalism: mechanism and controls are shock proof.  Superior endurance: scale-proof and corrosion proof mechanisms, tested for over 500,000 operations in extreme conditions.  Powerful flush and water savings: with the ECO 3L / 6L version (see TEMPOFLUX 2 dual flush, pages 158-159).  Flush immediately available: no refill time, successive flushes are possible.  No servicing and easy maintenance: self-cleaning system, with direct access to the mechanism without removing the valve.  Hygiene: no stagnant water. Supply pipe work diameters are similar to cistern systems: see opposite.
