Re. Planning Application at 5 RIVERINA ROAD, MONTMORENCY P497/2014 Dear Matthew, Further to your letter of 16th June 2014 and our meeting with you on 27th June, please see our responses to your concerns below : Issues/Concerns As discussed, the proposal now responds to your points by aligning the carport with the front porch and creating the rumpus room to the rear. See attached proposed floor plans. Landscaping As plantable areas are now not impacted, no suggestions for additional tree locations are offered. However, plants and shrubs will be established on completion of the extension around the extension area and the front garden area. Crossovers and driveways The existing driveway width currently provides for safe reversing from the garage which enables a safe forward exit onto Riverina Road. This area should be retained for similar reasons once the new carport is established. ADVERTISED PLAN

The proposed rumpus room will be accessed from the existing living room area and built to within 200mm of the rear boundary as shown. It has been designed to follow the topography of the land and is stepped down from the existing dwelling. A small deck area and steps down to the garden are also included in the design. Secluded Private Open Space The location of the SPOS is confirmed at the south-eastern side of the site only. Front Fence The existing front fence will be retained; the front garden area is considered private open space, not as SPOS. No cut and fill areas are proposed. The proposed rumpus room has been designed to follow the topography of the land and is stepped down from the existing dwelling. A single area of SPOS is denoted to the south eastern side of the site. The proposed carport has been designed to be in-line with the existing porch. Brick piers will be constructed in-line with the porch and front facade. The carport roof overhang to the front will align with the eave of the porch roof. Plants and shrubs will be established on completion of the extension around the extension area and the front garden area. The rear rumpus room wall will be setback just 200mm from the boundary line; this is consistent with other properties in the neighbourhood that have solid walls build to the boundary (see photo examples on attached document.) Revised Submission. Design Objective Response The proposed ground floor extension has no impact on the tree canopy of the existing treed areas and does not jeopardise their health. The character of the front garden remains unchanged.
Buildings & Works Response The existing sleeper retaining wall will be retained. The existing internal picket fence and gate along the side of the driveway will be relocated slightly – see Drawing 1306/3 Rev A. The existing concrete driveway will be retained; any new area of driveway required at the entrance to the carport will be constructed to match the existing. The existing concrete crossing will be retained. No trees require removal or lopping. No new fences are proposed.
