APPROVED FEBRUARY, 2017 Posting of Rules and Regulations PLEASE BE ADVISED: The rules and regulations stated within this document apply to all persons on Association property. Owners shall maintain a copy of these Rules and Regulations inside the condominium unit. Units that are leased/rented or otherwise occupied by non-owners shall have these Rules and Regulations placed in an obvious location inside the unit, like the dining table, kitchen counter, refrigerator door or sides, etc. Where there is a question or conflict with any of the signage on the property, the rules stated in this document shall prevail. Pool and Area (within gated area) 1. 2.
Children under 12 years of age must be accompanied by an adult. Cell phones/Mobile devices are permitted for use of text and data communications only – voice communications are not permitted. 3. Except for use in activities approved by the Board of Directors, all electronic audio output must be channeled through earplugs or headphones, so as not be heard by others. 4. Florida State Law prohibits food and/or beverage in the pool or on the wet deck (4’ area surrounding the raised pool wall, including the wall) 5. No horseplay in pool and pool area, including running, pushing holding, hoisting etc. NO DIVING OR JUMPING INTO POOL 6. No foreign objects are allowed in the pool or pool area. (Foreign objects include balls, toys, scuba gear, snorkeling gear, etc.) 7. No floating lounges or rafts allowed in pool. 8. Noodles of standard size may be used as floating devices only. 9. Chairs or lounges are not to be reserved. Bathers must cover chairs and lounges with a towel or blanket before and while using. 10. Pool hours are 8:00 AM till Dusk (30 minutes after sunset).

No objects shall be placed as to obstruct any portion of the walkways or railings. No draping or hanging of any material or placement of objects on railings.
Pets 1.

Only Owners and their Immediate Family may harbor pets within Association property in accordance with the pet specifications found in the Association’s Declaration of Condominium.
Smoking 1.
Smoking, including tobacco, vapor or drugs of any kind, is not permitted in any common area of the Fiddler’s Green Condominium Association, Inc.

Secondhand smoke not fully contained within the Unit, including the lanai, shall be deemed in violation of Paragraph 12.2 of the Declaration of Condominium.
Tennis Court 1. 2.

The court is for the exclusive play of Tennis or Pickleball. Only Tennis and Pickleball equipment and footwear are permitted on the court.

Only Passenger Vehicles are allowed to park in the parking area of the Association. Motorcycles must conform to Florida State Law and must be manufactured to carry a passenger. The noise levels of all Passenger Vehicles exceeding 85 dBA are not permitted on the Association property. Tenants and their guests or invitees are not permitted to park motorcycles on the Association property. Assigned parking spaces (Unit number on parking curbs) are provided for a single Passenger Vehicle per Unit. At no time shall a vehicle or trailer of any kind obstruct entrance walkways of buildings or any portion of the parking access areas. Vehicles equipped with trailer hitch receivers shall remove attached devices, e.g. balls, hooks, carriers, etc., while parked overnight in the parking areas of the Association. Commercial vehicles are not permitted in parking areas unless they belong to service personnel performing active service on the property. Trailers made to transport vehicles, including boats, motorcycles, cars, ATVs, etc. are not permitted to park overnight in the parking areas of the Association. Working on the exterior of permitted vehicles is limited to: washing/waxing; changing wiper blades, tires, lights, and battery; adding air, washer fluid and coolant; charging of battery. Draining of fluids is not permitted.

Speed in the common areas is limited to 15 MPH. Rollerblades, bicycles and similar equipment may be used on roadway and parking drives only. All persons must be considerate of others at all times. Quiet time is to be maintained between the hours of 11:00 PM until 7:30 AM Combustible materials or substances may not be used or stored in any building, unit or lanai. All garbage waste must be wrapped in paper or plastic bags before placing in dumpster. Instructions for recycling are found on the recycle bins. Feeding alligators is a misdemeanor and DANGEROUS. Fishing is not allowed in any waters on or surrounding the property. The bulletin board in the pool house is the only place to be used for posting notices; all postings must be dated.
