The system is easy to operate and the fresh air supply can be controlled individually and in accordance with requirements. This advantage will be particularly appreciated by the elderly or those in need of care, who are particularly sensitive to cold and heat. Featuring an integrated locking mechanism, the fanlight opener achieves optimum gasket pressure when closed, thus offering high levels of heat and sound insulation as well as resistance to driving rain. VENTUS fanlight opener system See page 51 Door technology The perfect balance between security and visual appearance – Hold-open system with OTS 730 FER overhead door closer The OTS 730 FER overhead door closer with hold-open system and fire detector conforming to EN 1155 has an important role to play in terms of ensuring the safety of buildings such as hospitals, retirement homes and care homes. It really comes into its own when used on fire doors and smoke protection doors, which need to be left open within the context of normal everyday use and only need to close in an emergency. There is an invisible electromechanical hold-open unit integrated into the gliding rail, which holds the doors open, thereby ensuring that essential fire protection measures do not prevent business from carrying on as usual unless there is actually a fire. This means that there are no closed doors to interfere with the running of a given section of the building that is designed to be open plan. With its minimal mounting height and large adjustment range of 75° – 150°, the OTS 730 FER is suitable for single-leaf doors; the OTS 730 FER SRI is the version for double-leaf doors. The variable hold-open time of up to 60 seconds means that the door system can be perfectly adapted to requirements. As a result, people with restricted mobility will still have plenty of time to pass through the door. The fact that the DTR runs so quietly makes it suitable for use in areas that are particularly sensitive to noise. Here, major importance is attached to the smooth interplay of all products allowing for the easy installation and secure functioning of the complete door assembly. All BKS NET compatible products, regardless of which Group division they come from, feature a uniform interface allowing to connect them among each other. For example, doors fitted with the escape door controller FTNT 10/20 in combination with EVP locks can be networked very conveniently. Door configuration and status visualisation can be performed centrally, e.g. at a reception desk. Whether we are talking about nurseries, schools or universities, natural ventilation is always the key to safeguarding the indor climate. An adequate supply of fresh air is essential for concentration when people are trying to learn. The UNITAS Horizontal-Pivot hardware and associated sash brake can be used to hold casement windows in any ventilation position. The used air rises out from the top and fresh air streams in from the bottom. With its integrated 22° lock, the UNITAS 10 Horizontal-Pivot holds the window sash open just wide enough.This prevents children from falling out of an open window. An intelligent and sophisticated locking system, the radio battery lock reduces the potential for danger in publicly accessible premises such as schools. Time periods including classroom breaks can be controlled by the teacher individually; for instance, it is possible to lock the classroom door toward the outside by a switch installed at the teacher‘s desk. Unauthorised access from outside is prevented, whilst opening the door from inside is possible at any time. This locking concept can be implemented on existing doors without major effort; it harmonises discreetly with the interior design of any classroom, thus allowing for a relaxed atmosphere for learning. Radio battery lock See page 63 Automatic entrance systems Armed for dealing with fires – The DTR B swing-door drive in accordance with DIN 18650 and EN 16005 Role: The DTR B swing-door drive forms an integral part of a hold-open device, allowing optimum convenience when passing through the door combined with maximum safety. The DTR B is triggered by smoke detectors. In the event of a fire, the drive unit (tested in accordance with DIN 18263 part 4) will shut the door reliably. Due to its sturdy design, the DTR B is also particularly suitable for doors that see a high level of traffic. On both sides, the swing-door drive is supplemented by an active infrared sensor strip for securing the door leaf’s pivot range. Individual doors or doors of complete floors or building sections can be opened or locked according to requirements; the responsible persons are informed immediately and automatically about significant events by SMS through the GSM module and called automatically through the GEMOS language module which produces a dynamically created spoken message submitting details of the particular event. Having to breathe in thick and heavy air is no fun at all. Clearly, this does not just apply to rooms that have been left vacant for a while. A Lift&Slide door makes it easier for the hotel guest to ventilate his or her room as desired and to step out onto the balcony. Operation of such doors remains easy, even when large and heavy door leaves are involved. In addition to the option of manual operation, with the HS-Master it is also possible to open the door leaves using a motor. If guests are keen on having a measured fresh air supply without missing the feeling of safety, this can be easily achieved with the slit ventilation module with integral insect screen tested to burglar resistance grade BRG 2 (WK 2). Lift&Slide doors See page 40 Door technology Safe and convenient – The OTS 730 FER door closer In hotels, staircase doors and doors along corridors ensure protection against smoke and fire. All such doors must be equipped with self-closing door closers in accordance with EN 1154. However, this requirement can pose a problem for guests who have both hands full due to their luggage. A convenient solution can be found in the form of the GU-BKS OTS 730 FER overhead door closer, which has an electromechanical hold-open device integrated into the gliding rail. Hidden from view, this makes it possible to hold the doors permanently open, thereby ensuring easy passage during everyday use. In an emergency, the hold-open devices release and the doors are closed automatically. What’s more, with its understated elegance the OTS FER makes quite an impression. OTS 730 FER See page 80 Automatic entrance systems A welcoming lobby – Revolving doors By having a welcoming and attractive lobby, you can send a powerful message to your hotel guest. Revolving doors offer convenience and are ideal for designing a bespoke entrance. These doors, which are available in a variety of dimensions and design versions, provide a great deal of planning freedom and involve the use of high-quality technology. They can even be integrated into modern glass façades without difficulty. Large-capacity revolving doors are available for large hotel complexes and these are specially designed to handle large amounts of traffic. With this system, the three or four door leaves are always arranged in such a way as to prevent draughts, even when people are entering the hotel. Similarly, other unwelcome guests are also kept outside: noise, dirt and exhaust fumes have no chance of making their way inside. Revolving doors See page 86 Building management systems New solutions for escape doors – The approach area monitoring system Requiring nothing more than the supply of voltage, the approach area monitor can be installed above any door. Its sensors monitor an individually determinable area in front of a door. Visual and acoustical alarms clearly signal the approach of a person. Thus, any attempts to misuse a door are hindered from the start and not only when the door is opened as it is the case with customary escape door security systems according to the German EltVTR directive. Structural changes to the door are not necessary. Escape routes are not affected in any way. Retrofitting the monitoring system is especially profitable on fire doors. Expert knowledge to start up the monitor is not needed. Connecting the monitor to a superordinate management system such as GEMOS is possible via the integral BKS NET interface. With this convenient opening mechanism, all folding sashes can be pushed to the side in a compact manner, leaving the view from the window totally clear. The flat gliding rail emphasises the Fold&Slide element’s elegant appearance and ensures a barrier-free concept. There is a gasket running all the way round to ensure high levels of heat and sound insulation. The castors with ball bearings make the Fold&Slide element extremely easy to operate – even with just one hand. Fold&Slide hardware See page 44 Door technology Armed for an emergency – Exit devices in accordance with EN 1125 If a packed stadium suddenly breaks into a panic and thousands of spectators start trying to get out in the minimum amount of time, all the escape doors need to open as quickly as possible and without the need for excessive force. Not only do our push and touch bars produced in accordance with EN 1125 meet these requirements, but they also provide an easy means of opening single or double-leaf door solutions, making them ideal for securing emergency and escape routes. A panic lock can be installed to create a high-quality exit system that enables doors to be opened in a flash. Other ideal applications include shops or kiosks inside stadiums. The compactMaster CM combines modern entrance solutions with innovative security technology without a second thought. Thanks to the rubber cushion under the running rail and its large rollers, this product ensures outstandingly smooth and quiet running when it comes to sliding doors. Projecting top-hung and Parallel offset windows See page 34 Door technology Improved protection against burglars: GU-SECURY multi-point door lock The highest degree of security is offered by the automatic locking system GU-SECURY Automatic. The door can be automatically locked at up to 4 points to prevent any unauthorised access. In the case of Series 19 and 21 SECURY locks, there is no need to lock the door manually with single or double-leaf escape door systems. The doors are locked automatically by means of three latchbolts. Door handles, push bars or touch bars can be mounted on the inside of the door. By contrast, from the outside a protective fitting demonstrates to potential intruders that the door features improved protection against burglars. Thus, the SECURY 19 and 21 products not only meet panic lock requirements, but they also fulfil the need for security thanks to their multi-point locking system. GU-SECURY multi-point lock See page 58 Automatic entrance systems The complete security package – The GSI security curved sliding door Banks, in particular, require access control systems to be installed in areas where security is especially important. Access to these areas must be meticulously controlled. The GSI security curved sliding door is perfect for such applications in terms of monitoring access by individuals. Only one person is granted access to the intermediate area at a time. Once the person enters the circular compartment, one of the door leaves closes. The person will only be able to pass through the second leaf once they have been identified as an authorised individual. In order to allow easy identification of the person who has entered the security compartment, the doors feature a large amount of glass. The roof of the circular compartment is waterproof, making it suitable for outdoor use as well. The striker design, which conforms to EN V 1627–1630 from basic security right through to BRG 2 (WK 2), provides added security. An electrical locking monitoring system can be integrated into a building management system. Mushroom cams automatically adjust themselves to the actual rebate clearance. Contract door handles perfectly complementing the window handles are available. UNI-JET Tilt&Turn hardware See page 36 Door technology Reliable and quiet – The OFFICE lever handle In offices, where the door is always open (to the right people) the OFFICE handle, which boasts gentle operation, is the perfect choice. The special BKS bearing technology ensures minimal friction losses, thereby preventing annoying ambient noise when you enter the room. As a result, your colleague can carry on concentrating on his or her work without being disturbed by the sound of the opening door. Ultimately, alongside the issue of security, this plays a key role in establishing a good working environment inside office buildings. The handling of a vast number of products must be easy and intuitive, their functions must be controllable and visualisable; this applies e.g. to fire detectors, burglar alarm systems, cameras, access control readers, loudspeakers, intercoms, and escape door terminals. GEMOS manages to do this on a manufacturer-neutral and type-independent basis by means of a uniform user interface. Therefore, they are one of the primary locations where smoke and heat exhaust systems are required as part of the fundamental technology: If a fire breaks out, it needs to be detected quickly and the available smoke exhaust systems need to be opened promptly by means of electrical drives. This helps to keep escape routes clear of smoke, to save lives and to minimise any consequential damage resulting from the fire. Our modular RWA central system units can handle the supply, coordination and control tasks for these smoke exhaust openings both in an emergency and within the context of everyday room ventilation. Fault or alarm messages are logged or, if the systems are networked, forwarded to a GLT building management technology system. Naturally, authorised persons can use a key switch or access control system to pass through the door without triggering an alarm. The Gretsch-Unitas Group offers intelligent lock technology that does not require the use of a cylinder with free-wheel function; electronic cylinders, which provide high levels of flexibility and security, can even be combined with panic locks without any problems. 1 2 6 Escaping through the window In a worst-case scenario, both the primary and secondary emergency routes could be blocked in the event of a fire. In an emergency such as this, the only option is to escape through the window. In practice, ground-level windows can be used as a secondary emergency route, but windows that are higher up should only be used in truly exceptional cases. Under normal circumstances, windows should offer high levels of protection against burglars. This is ensured by means of the patented central lock and fully closing mushroom pin. Nevertheless, in the event of danger, this security window can be opened by hand, allowing you to escape from the building via ladders and rescue nets whilst following the instructions of the fire service, for example. 3 4 9 Barrier-free escape route It also needs to be possible for those with physical disabilities to leave a building quickly, safely and without any problems in the event of danger. Wheelchair users, in particular, require wide doors that are easy to open. This is achieved by using automatic swingdoor drives, which rely on a sensor strip to detect people as they approach and which open the door safely. According to DIN 18650, any potential danger areas associated with the door now need to be secured, e.g. potential pinch points and the door’s swivel ranges. Even when doors are locked, someone who is in danger can still escape from the building at any time by pressing the illuminated emergency pushbuttons. It saves space and is highly effective. But how is it possible that the escape route remains accessible, even when the door is locked? What happens if the radar motion detectors are deactivated? This is when the directives AutSchR and EltVTR come into play. In compliance with these, our type-tested escape sliding door HM-F FT enables to push open the sliding panels in the direction of espace upon actuating the escape door controller FTNT 10. The particular approval by a construction supervisory board is not required. From the outside, the door can be opened using purely mechanical means via the access control (or by the fire service in dangerous situations). 10 9 10 Escape route involving a revolving door Few types of door know how to make a statement that is as bold as that of a revolving door. However, this door does not just stand out on account of its striking appearance, but manages to combine various other useful qualities such as the prevention of draughts, the possibility to install a central showcase, night-time locking, etc. When the door forms part of an escape and emergency route, the revolving doors used should have a diameter of at least 3600 mm and an appropriate EC type-examination certificate. In view of the additional requirement for a barrier-free concept, the optimum solution is to have swing doors located on both sides as described under Situation 9.
